1. On Search made it appears that there is no record of any sale or transfer of Lot #216 (on which the Club House Stands) to Captain Burd....

2. It would appear by Lord Stanley's Despatch of the 23rd of January 1844, that

Her Majesty's representatives in China, prior to the appointment of Sir Henry Pottinger had authority to make absolute grants of land in the Colony- and it is also understood that Sir Henry Pottinger had power to supersede any such grants-

In my judgement the lease executed by Sir John Davis confers on the grantee and his assigns a good title
